We previously posted that an upcoming article in Prescott Woman Magazine would feature a home by Adams Architecture. However, we neglected to follow up on this. Plan Review by Yavapai County

We have been using this blog to inform everyone of the progress of plans at Yavapai County. We had recently (08 February) submitted plans to the County for a home in Talking Rock, north of Prescott. Although this single family residence was larger than the previous submittal (with a large, detached garage as well), the review was about the same. We received a call on Thursday, 15 February that the first review was complete. That's only 15 days, which is very, very reasonable.

New Plans Submitted (and Costs)

As mentioned in our previous blog, we just submitted (08 February) new residential plans for review to Yavapai County. This house is about 700 livable square feet larger than the previous, with a 5-car garage (vs. 2 in the last submittal). The house is located in Talking Rock. The submittal fee was $437.50, the same as before. So, it appears the County is charging a flat rate for residential submittals these days. Check back to this blog to track the progress,

How Much Does a Permit Cost?

One of the questions that often arises has to do with the cost of permits, as well as how long the permitting process takes. We recently submitted a plan for a home in Talking Rock that was a little over 3,000 livable square feet with a good-sized two-car garage. The Plan Submittal Fee to Yavapai County was $437.50. This is what the local jurisdiction collects up-front to cover their time to review your plans.

Initial review with Yavapai County was about two weeks. After a few days of slight modifications, the plans were resubmitted and the permit was approved. The total time was 28 calendar days. Not bad!

The cost to now pull the permit is $6,366.71 for the house and garage, and $287.50 for the grading. Thus, the total permit cost is $7,091.71. This amount includes impact fees.

We will be soon submitting another home in Talking Rock for permit. It is somewhat larger so I will use this blog to let everyone know how that goes.

New Projects

We currently have two homes under design in Talking Rock, north of Prescott. As many people have questions about the permitting process, building costs, etc., we will use this blog to keep everyone informed as to current conditions in this geographical area. For example, it is taking about two weeks to to get back both truss engineering and structural calculations, depending on the complexity of the structure.
